BOOST CURB APPEAL AND CREATE AN INVITING PORCH:
Curb appeal is extremely important when selling a house. Many potential buyers will do a quick drive-by first, and decide if it is even worth taking a look inside. The following tips will make your home stand out and motivate the buyers to tour the inside of your home:
- Power wash the exteriors- roof, siding and walkways, and install or paint easy-to-read house numbers. Also, get front windows professionally cleaned.
- Plant blooming flowers & fresh greenery and mow the lawn regularly.
- Repaint the exterior walls and stain the porch floor if needed. Welcome the potential buyers by placing a clean doormat and a couple potted plants by your front door.
- Illuminate the front walkway and flower bed with solar lights and remember to turn on the porch lighting in the evenings. Brighten up the front walkway and flower bed with solar lights.
- If there is enough room, add a couple pieces of porch furniture.
DECLUTTER YOUR HOME AND HIDE YOUR PERSONAL ITEMS:
- All clutter must be donated, or stored neatly in your garage (or even in your nice relative, neighbor or friend’s garage, or even in an offsite rental storage) temporarily. Since you have to pack all your stuff for the move anyways, it is well worth the hassle and makes a huge difference while your house is on market. The potential buyers are going to see each and every corner of your home, so pack everything that is unnecessary and make your space look larger by displaying just a few items.
- Clean and clear surfaces, floors, cabinets and all the closets.
- Also pack off all your personal pictures, kids toys, & personalized accents to neutralize your décor style as much as possible. Play with all your personal accents back into your new home.
PAINTING, FIXING AND REPAIRS:
Make sure to get a fresh coat of neutral color paint, fix the broken cabinets and repair the leaky faucets. Remember- moving is not easy and the buyers are always looking for a move-in-ready home.
GET YOUR HOUSE PROFESSIONALLY CLEANED:
Get your house professionally cleaned, before putting on market & schedule a regular cleaning service at least once or twice a week, until your home is on the market. Shining floors, clean counters, tile & grouts; and make sure every surface of your home sparkles, including your light fixtures. This is the easiest and the cheapest way to help your home stand out. You may want to hire pros to do some of the really tough stuff, especially if you have a large house. Remember- this is a key step, so do not skip!
ACCESSORIZING:
Style up your dining room, Kitchen, living room & bedrooms like a model home & rearrange your furniture to make your house look open and spacious.
- Add right amount of accessories and do not over decorate. Visit a model home’s website or listings and get some ideas on how to arrange the furniture and accessories.
- Remember to make your bed every day, while the house in on market.
GET RID OF ODORS:
So many potential buyers get turned off as soon as they step into your home that does not smell so great…Seriously!! If you have pets, get all rugs steam cleaned, prior to putting your house on market and also be sure to hide away the pet toys when tours are scheduled.
BRIGHTEN UP YOUR HOME WITH PROPER LIGHTING:
One of the reasons that make staged homes look so warm and welcoming is great lighting! This step is often missed out by the sellers. Increase the wattage in your lamps and fixtures and have more than one type of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).
GET PROFESSIONAL PICTURES TAKEN FOR YOUR LISTING:
A picture is worth a 1000 words. Most of the potential buyers will look at the home listing first, even before they decide to drive down and tour your home. Spend a couple hundred dollars and get professional pictures taken for your listing. This will surely drive more traffic to your home.
